When selling your home, first impressions are very important. Studies show that most buyers make a decision about a house within minutes of walking in the front door. Inside your home:
- Eliminate all clutter. Clear unnecessary objects from furniture throughout the house. Clear stacks of paper from your desk.
- Clear unnecessary objects from the fridge and kitchen countertops. A sparse kitchen helps the buyer imagine it as their own kitchen.
- Remove non-essential items from counter tops, tubs, shower stalls and commode tops in the bathrooms. Coordinate towels to one or two colours only.
- Take down or rearrange pictures or objects on the walls. Patch and paint if necessary.
- Rooms appear larger with less furniture and size-appropriate furniture in them. Remove and re-arrange furniture as necessary.
- Consider removing window coverings in some rooms to create an open, airy feeling. Leave lights on, even during the day, to make the home as bright as possible.
- Review your home room by room: paint any room needing it, preferably neutral colours; clean carpets; clean drapes and windows; make sure there are no unpleasant pet or cooking odors.

- This is a good time to clean, organize and remove clutter from cupboards.

Outside your home:
- Remove all clutter around the house. Arrange garbage cans, wood scraps, building materials, children’s toys, etc. in the garage.
- Trim overgrown bushes and trees. Keep plants from blocking windows. Weed and mulch all planting areas. Remove any dead plants.
- Keep the lawn freshly cut and fertilized. Consider planting a bed of annuals.
- Clear patios and decks of any small items.
- Check gutters for roof moss, leaves and dry rot. Make sure they are clean.
- Eliminate any unsightly things like oil stains on the driveway, old TV antennae on the roof, an old unused parked vehicle, etc.
- Check the condition of the exterior paint, especially the front door and trim.
